The Rental Process

This property is professionally managed by SKB Management Inc.  SKB Management Inc. conducts business in accordance with all federal, state, and local fair housing laws.  It is the policy of SKB Management Inc. to provide housing to all persons regardless of race, color, religion, sex, national origin, handicap, or familial status.

SKB Management Inc. has established a consistent procedure for processing all rental applications.  Each application is thoroughly reviewed, approved, or denied based on the criteria listed below.

  1. Fill out the rental application as completely as possible.  If you have a spouse or roommate, each adult person who will reside in the apartment home must submit an application.

  2. Return the signed, completed application to the manager with your earnest money (minimum of $100) payable in the name of the apartment community.

  3. Most applications can be processed in 1-3 days.  The time required depends upon the availability and cooperation of your reference sources.  In order for your application to be approved or deinied, the following will be checked:

    1. Credit.  A TransUnion Credit Report is required for all applicants.  A valid social security number is required. A guarantor may be requested.

    2. Rental History.  Your current and/or previous landlord will be contacted. Questions may include the following:
      • How long as the applicant lived at location?
      • Does applicant pay rent on time?
      • What is the known condition of applicant's apartment?
      • Any noise problems or complaints from neighbors?
      • Would you rent to him or her again?
      • Was proper notice to vacate given?

    3. Employer/Income Verification.  Your employer and/or income information will be verified.

    4. Criminal Background Check.  A criminal background check will be conducted on all adult applicants.  No person shall be accepted for residency who has been convicted of any criminal activities which may also include the following:
      • Disturbance of neighbors
      • Violence to person or destruction of property
      • A drug related crime
      • The manufacture or distribution of a controlled substance

  4. Your application may be denied for one or more of the following:
    • Poor credit history and/or excessive financial obligations
    • Non-valid social security number
    • Prior eviction
    • Non-sufficient income and/or non-verifiable income and/or short time on job
    • False information on application
    • Occupants exceed "occupancy limits"
    • Occupants exceed 2-vehicle per apartment policy
    • Poor references from landlord (upaid rent, noise, damages, etc.)
    • Did not complete the application process
    • Unable to provide earnest deposit, rent and/or security deposit
    • Criminal history

  5. If your application is approved, the $100 you submitted with your application becomes part of the security deposit.  Before you will receive keys to the apartment, with no exceptions, the following is required:
    1. For your review, you will receive a copy of the Lease, Addendum and Resident Handbook.
    2. The Apartment Lease and attached Addendum(s) will be signed.
    3. The balance of the security deposit plus the first month's rent will be paid in full with money order or cashier's check.
    4. A Certificate or Renter's Insurance

  6. If your application is approved, and you cancel or withdraw your application, the landlord may be compensated for actual damages and/or lost rent.  The landlord will make every reasonable effort to re-rent the apartment as soon as possible.

  7. If your application is denied, the landlord may withhold up to $20 of the earnest deposit per consumer credit report.  A credit report is required for all applicants and, if applicable, any guarantors (see 3A).

Payment Directions

In order for SKB Management Inc to process your application you must remit a $100.00 earnest deposit. This fee, when approved, will be applied towards the renters security deposit. If denied, a $20.00 fee will be charged per consumer report. Please mail the $100 earnest money fee to SKB Management Inc., 801 Heritage Rd., De Pere, WI 54115.

This fee will process your application but does not hold a specific unit. Once your application is received, a SKB Management Inc. representative will contact you to begin the application process and assist you in selecting a suitable unit in which to place on hold.



Please be advised per ATCP Chapter 134.05:
  • If the rental application is approved, this sum will be applied towards the security deposit.
  • If the rental application is approved, and the prospective renter withdraws the application, landlord may be compensated for actual costs or lost rent.
  • Landlord will make reasonable effort to re-rent the apartment as soon as possible.
  • If the rental application is denied, landlord may withhold up to $20.00 of the earnest deposit per consumer credit report.
